Buying or renting a condo in Toronto when you have a pet adds one more very important item to the property search: does the building actually allow your pet?

It sounds simple, but Toronto condo pet rules are anything but consistent.

If you're searching for a pet-friendly condo in Toronto, particularly with a larger dog, this is something worth investigating before falling in love with a unit.

Can Toronto Condos Actually Ban Pets?

Yes.

Although Ontario's Residential Tenancies Act generally makes a standard "no pets" clause in a residential lease unenforceable, condominiums are different. A condo corporation's governing documents can prohibit pets or place restrictions on their number, type, size, weight and use of common areas. That means a tenant renting a condo can still be subject to the building's pet rules even if their individual lease says otherwise.

For the purposes of this list, we have focused on buildings that we KNOW have restrictions. If you do not see a building you are looking at on here, it likely means they do not have a restriction. However, just because it's not on this list does not mean the building doesn't have one. We suggest having your lawyer or agent review the condo by-laws prior to calling it home.

Now, onto the buildings.

Yorkville, Bloor & The Annex

If you're looking for a dog-friendly condo in Yorkville, pay particularly close attention to weight restrictions. Policies vary dramatically from building to building here.

    Up to 1 pet, with a maximum weight of approximately 30 lbs.

    1 pet permitted with no specified size restriction.

    The combined number of dogs and cats in a unit cannot exceed 2.

Published completion estimates have ranged around 2026–2027, so buyers should confirm current occupancy timing and the finalized condominium pet rules directly with the building.

A pet amenity is a great sign, but remember: a pet spa or dog run does not automatically mean there are no weight or number restrictions.

Church-Wellesley Village

Pet owners need to pay particularly close attention here, as several buildings permit certain animals while prohibiting others.

Most buildings in this area allow pets and dont have any major weight or size restrictions.

If you own a larger dog, this is usually the first question to ask, and it's where condo shopping can become frustrating.

But "no restriction specified" should never be interpreted as a guarantee. Always have the current documents reviewed before making a purchase based on a pet policy.

What Should Pet Owners Check Before Buying a Toronto Condo?

When we're helping a buyer with a dog or cat, the question isn't simply, "Does the building allow pets?"

We also want to know:

How many pets can you have?
Some buildings permit pets but restrict the household to one or two.

Is there a weight or height limit?
A 25-lb restriction obviously creates a very different search than a building with no size restriction.

Are there breed restrictions?
Some condominium documents specifically identify certain breeds or categories of dogs.

Do limits apply per pet or to their combined weight?
This matters if you have two animals.

Are there rules for common areas?
Buildings may require pets to use particular entrances, elevators or designated areas.

Does the building have pet-friendly amenities?
Dog runs, pet washing stations and easy outdoor access can make everyday condo living substantially easier.

Most importantly, read the current condominium documents rather than relying solely on an MLS listing or an old online building profile.

The Condominium Authority of Ontario confirms that condo governing documents may regulate the number, size, weight and type of pets allowed, and condo rules can be amended over time.

The good news is that owning a pet doesn't mean giving up on condo living in Toronto.
