Getting the most from your Toronto home when you sell
Timing, preparation and what buyers in your neighbourhood actually notice, explained in plain language.
You don't need to be ready to list before we talk.

What sellers usually want to know
When you're thinking about selling, a few questions tend to sit up front. What is my home worth right now? How does my home compare to what's already on the market? What is worth fixing before I list it? How do I time a sale if I'm also buying my next place?
I work with homeowners across Toronto on those questions. Neighbourhoods behave differently from one street to the next, so we start by looking at your unique micro-market. With your home, your timing and recent sales nearby, it's not a city-wide script.

What shapes a sale
When we work together, I pay attention to three things.
Your goals and your timing
We start with why you're selling, when you need to move, and whether you're buying next. Sell-first and buy-first each have tradeoffs. There is no universal answer, so we pick the path that fits your life, not a template.
Preparation that buyers notice
Not every home needs the same work. I'll help you see what buyers in your area notice first, what is worth doing, and what you can skip. When staging, cleaning or small updates will help, I can arrange support so you aren't managing it alone.
Clear advice through offers
From the first conversation to the final signing, I'll tell you what I'm watching, how recent sales nearby compare, and where the risks are. You make the call. I make sure you have the information to make it.
From first conversation to closing
Every sale is a little different. This is the path most sellers follow, in plain language. The full detail lives in our seller’s guide.
Support when you need it
Selling should not mean managing a dozen vendors on your own. Here is the kind of help we often arrange. Exact details depend on your home and are covered in a consultation and our seller’s guide.
1. Custom market analysis for your home and neighbourhood, grounded in recent comparable sales.
2. Preparation support, including staging when it helps, cleaning, decluttering help, and small updates like paint or lighting. We also offer a seller management renovation package if this is something your home needs.
3. Professional photography, and lifestyle video when a property benefits from that extra storytelling.
4. Floor plans and virtual tours so serious buyers can understand the layout before they visit.
5. Thoughtful marketing aimed at the people most likely to care about your home and your area.
6. Offer guidance and negotiation support, with clear explanations at every step.
7. Pre-list diligence help, such as arranging a home inspection or ordering a condo status certificate when it makes sense.
Buying and selling at the same time?
Many clients are doing both. This page is about preparing and listing the home you have. The buyers page is about searching and offering on the next one. We can plan the order together so the two moves support each other.
What sellers say
“I sold my condo and purchased a home with ASP, both in the west end of Toronto, and Ashley and her team provided me fantastic service. She has terrific knowledge of the market and knows exactly what to look for when buying and selling your home. The advice was instrumental in the selling process and her negotiation skills netted me an additional 5% over my number.”

Common questions from sellers
Do I need to sell before I buy?
Not always. Selling first gives you certainty about your budget and timing. Buying first can reduce the pressure to rush into a purchase. However, finding your next home can be tricky for some buyers so selling first may not always line up the way you want it to. The right order depends on your finances, your next home and your tolerance for overlap. We can map both paths in a consultation.
How long will it take to sell?
It depends on your neighbourhood, the condition of the home, the season and how the home is priced relative to recent sales nearby. I would rather walk you through what similar homes have done than give you a city-wide guess.
What does it cost to sell?
Sellers usually plan for commission, legal fees, possible mortgage discharge costs, moving, and any prep work before listing. Investment properties can have different tax treatment than a primary home. I walk through the categories that apply to you in a consultation. Confirm anything important with your lawyer and accountant.
Do I need staging?
Not every home does. Staging helps when empty rooms feel cold, or when furniture makes a space feel smaller than it is. We’ll look at your home and decide together.
Can I get the seller’s guide without listing?
Yes. Book a consultation and ask for it. You don’t need to be ready to list.
Ready to talk about your home?
If you’re weighing a sale, or selling and buying in the same stretch, book a short conversation. We’ll map what makes sense for your situation and, if you want it, share the seller’s guide.
